Renting at Ladd

Buying the Ladd Carriage House

The original timeline for the building expected that a buyer would have been found before the return of the building to its original site, thereby allowing the rehabilitation to meet a specific program to meet the new owners needs. With no owner having been found, rehabilitation has had to start regardless.  To meet deadlines imposed by the Planning Bureau and the Historic Landmarks Approval processes, a rehabilitation plan was drawn up during late 2007.  With the move impending, rehabilitation work being performed by Bremik Construction under contract with project manager Venerable Properties has begun.  The current target is completion of the building shell and key interior services by April, 2009.

Work completed prior to return move:

  • Full roof tear off and reroof

  • Complete removal of old but non-historic foundation elements

  • Removal of paint on siding in preparation for rot repair, new siding as required and full repaint

  • Hazardous material abatement

  • Removal of existing widows which were sent to shop for complete rehab

  • Major rot repair in preparation for setting house on new foundation

Work to be done by Bremik after the return:

  • Complete removal of non-historic interior elements

  • Major structural improvements including complete rebuild of failed west wall, recreation of previously removed columns and beams

  • Restoration and repaint of all facades to bring back original design

  • Installation of new elevator, two stairwells, complete ADA upgrades

  • Recreation of historic carriage doors and hayloft doors

  • New Electrical, HVAC and sprinkler systems

  • Restoration of existing windows and installation of new historically accurate windows where necessary
