The Ladd Carriage House Has Returned to its Original Site!

On October 25, 2008, Settle Construction pulled off the delicate job of easing the Carriage House from its temporary resting spot down Columbia Street towards Broadway and its new/old home.  Owner of the Carriage House, Opus NW, LLC., and their partners Venerable Properties, LLC, had been planning and preparing for the return move for months... most recently by re-roofing the building and removing the historic windows for safekeeping.

During the move the Friends of the Ladd Carriage House had an information kiosk in the South Park Blocks adjacent to Columbia Street and handed out hundreds of copies of an informational brochure.  A downloadable version of the brochure is available here (PDF format).

To Here at Broadway and Columbia

Now the Ladd Carriage House is looking for a buyer!

Noted Portland developer Venerable Properties, LLC, has been engaged by LCH owner Opus Northwest as their agent to find a buyer for the Ladd Carriage House.  The Friends of The Ladd Carriage House are excited about this prospect, as Venerable has earned a strong reputation as a responsible steward of historic buildings and has the expertise not only to manage its restoration, if a buyer asks for assistance, but also has the expertise in the arcane world of tax credits and benefits which can help make the Carriage House a sound investment for the right owner.  The asking price for the Carriage House returned to its site and rehabilitated ready for tenant improvements, is currently $2.4 million.  Click here for details.  A lower price is possible for potential buyers interested in performing their own historic restoration of the building.

Donations Wanted...

The Friends of Ladd Carriage House has been asked to create an historic plaque that will be embedded in the paving of the plaza in front of the LCH at the corner of Broadway and Columbia.  The cost of a permanent marker that will endure for the ages is estimated at between $2000 and $3000.  Donations are being accepted at the Architectural Heritage Center, visit the AHC website at http://www.visitahc.org and consider making a donation today.  Better yet, download the donation form, print it, and mail it with your donation today!

About the Ladd Carriage House

In 1883, pioneer Portland entrepreneur and banker William Sargeant Ladd built an elaborate Carriage House to stable his horses and carriages.  125 years later a determined group of concerned citizens are working to see that this last piece of Ladd's history is saved.

A preliminary plan has been prepared for the restoration of the Carriage House by Carleton Hart Architects under the guidance of Opus Northwest, developers of the historic site of the Carriage House.  Opus NW has agreed to make information about this plan available to the public.  Click here for more information...  On the basis of this restoration plan, Opus Northwest and Venerable Properties, LLC, are submitting an application for the Ladd Carriage House to once again be listed on the National Register of Historic Places.


What About the Rose Friend Apartments?

The preservation community deplores the destruction of the historic Rose Friend Apartments which shared the east half of the block with the Ladd Carriage House.  Yet sometimes difficult decisions must be made in the interest of saving some historic buildings while letting others go.  Read more here on the process that led to the loss of the Rose Friend...
